Bukit Merah Laketown Resort Timeshare package for sale
Developer: MK LAND & SEGI OBJEKTIF SDN BHD
Purchaser of this package will own Unit No. A902 Suria Laketown, Bukit Merah Laketown - RM299,000.00 or nearest offer. Just Ready March 2006.
Through the Guaranteed Rental Return (GRR) Agreement, Segi Objektif (M) Sdn Bhd (a member of the MK Land group of Companies), will pay the unit owner a 8% GRR for the unit which is handed over to them to sell.
The GRR amount is RM 1,200 monthly, which can be used to off-set any bank loan (if he buyer takes a bank loan to purchase the property). E.g. Our bank repayment was only RM1,184 per month.
The operator is Segi Objektif (M) Sdn Bhd, a member of MK Land group of companies. On top of the GRR, owner will also get a 14-day free stay every year during the GRR period.

My story..
Bukit Merah Lake Town Resort yang dibina oleh MK LAND dan anak syarikatnya SEGI OBJEKTIF SDN. BHD. telah menipu lebih 600 pembeli service apartment dengan membina bangunan haram diatas tanah milik Kerajaan Negeri Perak yang tidak boleh dijual kepada sesiapa. Pejabat Tanah Perak juga terlibat sama dalam penipuan tersebut dengan mengutip cukai ke atas pembeli-pembeli. Terlibat sama dalam penipuan ini adalah AmBank, CIMB dan lain-lain bank dengan mengutip wang pinjaman perumahan dengan pembeli rumah.
Bagaimana sebidang tanah yang dimiliki oleh Kerajaan Negeri Perak boleh dibeli & dibina penempatan haram oleh MK LAND? SPRM harus segera menyiasat perkara ini sebelum ianya menjadi isu politik. TAN Sri Mustapha Kamal Abu Bakar adalah Pengerusi Eksekutif, MK Land Holdings Berhad ini dahulu perlu bertangungjawab menipu rakyat khususnya org melayu yang kebanyakan adalah pembeli. Kononya Pembeli akan mendapat keuntungan melalui skim sewa beli resort (Suria Apartment bkt.Merah Lake Town ) developer janji certain amount dari harga jualan.
cth developer akan bg 8% setahun hasil dari sewaan dalam bentuk GRR. dalam tempoh 3 tahun tahun. kalau beli rm200k, 8% dah rm16k setahun..rm1500 mcm tu sebulan…wooww…tp sila lah kira dulu installement bulan2 berapa. Jenis resort memang mahal... beli rumah Service Apartment Rm300,000.00 bayaran ansuran bulanan Rm1600.00.
Sekarang banyak hartanah-rumah,apartment di Bukit Merah kebanyakan telah dilelong.... Harga pun jatuh sehingga Rm180,000.00 memang gila laaa... akhirnya pembeli terpaksa menangung Hutang. kerana ? penipuan Mustapha & MK Land.

Aku juga telah tertipu dengan mereka..Hingg kini tiada keuntungan yang diperolehi. Aku telah membeli 1 unit LTSA pada awal tahun 2002 yang lalu. 3 Tahuin pertama GRR di bayar tapi tue pun selalu lambat. Aku terpaksa dahulukan gaji aku hendak membayarnya.. Janji jurujual memang menarik kononnya boleh dapat 1k-3k selepas 3 tahun...semua tue hampes belaka...Janji Kosong Aje!!! Memang penipu...Lepas 3 tahun di bayar GRR RM150 jer...Itu pun lambat bayar...Ramai yang telah ditipu mereka..Aku sebarkan maklumat nie bukan suka-suka tapi adalah realiti yang terpaksa aku tanggung beberapa tahun nie. Aku terpaksa membayar instalment bank sebanyak RM650 sebulan sehingga kini. Instalment habis masa umur aku 55 tahun...Cuba bayangkan berapa puluh tahun lagi aku terpaksa bayar hutang dengan bank dan apartment tue dah jadi hampeh...Nak duduk hanya 14 hari jer. Kalau cuti sekolah tak boleh...Kata untung banyak tapi semuanya penipu...Rasanya ada 1000 pembeli yang telah tertipu..Tapi manakah mereka...Kenapa sehingga kini tiada tindakkan dari kementerian dan perumahan..Kata dah ambil lawyer..Aku dah bayar RM50 untuk kos lawyer tue...Tapi hampeh..So pada yang ingin nak beli ke nak duduk bukit merah ke korang fikirlah sendiri...

Memang sesiapa yg beli mmg teraniaya. Bukan takat pulangan, yg sewa bulanan yg tak seberapa tu pon dah beberapa bulan tak bayar.Asyik delay ja. Memang poor management. Dah la tipu org lepas tu tipu lagi , tak ikut janji.
Di harap pihak toke datuk MK yg kaya raya terutama pihak Segi objektif yg tak cukup segi tu segerala pikir cemana nak selesai mslh org lain.

Anda lupakan jer lah...... Takkan ada sesiapa yang berani sentuh kompani tu, kebal se kebal kebalnya. Abg saya kena tipu gak, sekarang nie dah black list, tanggung sendiri jer, dah bertahun dah pikul biawak hidup. Tapi bukan kat bukit merah.....kawasan sewaktu dgnnya gak. Salam sejahtera,.. minta laluan tuan mod,. ada sesapa yang tertipu dengan pembelian apartment di Bukit Merah tak?saya mencari kekawan di SIM yang boleh sesama membantu macam mana nak selesaikan masalah penipuan licik oleh pihak developer MKLand di Bukit Merah Lake Town Resort.. loan nama pembeli tapi janji interest charge pihak developer bayar akhirnya dia takbayar nama pembeli kena blacklist dengan bank.. buat report polis pun takjalan bcoz depa ni(developer) lagi power pula...memang naya saja pembeli majoritinya melayu..salesman pula bangsa lain.. so sesapa ada idea mcmana nak solve..tolong bagi pendapat.. tq wassalam
The MK LAND & SEGI OBJEKTIF SDN BHD developer had conned their service apartment as guaranteed investment. At the end, we have to servicing the installment for them. Their payment reduced from RM750 to RM350 after 3 year GRR. Biggest con development project.... Another secret issues is, this area used to be a dumpling ground for radioactive toxic.. so if u pregnant ,Pls dont ever visit this area

1.kalau nak melabur ke kondo resort ke, apa ke…kalau boleh nie adalah pelaburan rumah yg ke 5,6 ,7 ke 8 anda lahh..bukan ke2,apetah yg pertama.
2.kebanyakan kondo resort nie, harga dijual mmg kaw kaw mahal, dah tuh dah nama resort, so maintenance plak..perghh..mahal nak mampus. kalau mentari court aku tuh rm70-80 sebulan, studio size plak utk condo resort minimum rm250…
3.kenapa laku walaupon mahal?sebab kebanyakan developer janji certain amount dari harga jualan.cth die akan bg 8% setaun. tapi sila baca clause betul2…adakah 8% setaun nie die bg sampai ko mati, atau pon certain2 tempoh sahaja..let say 5tahun. kalau beli rm300k, 8% dah rm24k setahun..rm2k sebulan…wooww…tp sila lah kira dulu installement bulan2 berapa.
4. SELALUNYA ada special clause, after 5years, SUKAHATI MAK BAPAK NENEK AKU nak bagi berapa..2%..2% lahh ko dapat…3%..3% lah ko dapat…naik 10% setaun? IN UR WET DREAM BRO.
5. kalau dieorg manage…dieorg akan bg duit sama ada every month, quarterly, 2kali setahun, sekali setahun, sekali dalam 2 tahun or bila ko dah kuar parang kat opis dieorg…hehehe…awal2 “perkahwinan”..semua indah yobbb…kentut pon pergi toilet.
6. after 5 tahun, kalau die taknak sambung service…sila buat sendiri..amik booking, kemas bilik, tunggu customer datang (janji kol 3pm,sampai kol 8pm). aircond rosak plakkk..haha..sila repair onthespot or else customer akan buat blogspot semata2 utk kutuk service anda.
7. kalau buat sendiri, kalau dekat ok, kalau jauh, mmg terpaksa harapkan org. kalau ko byk cekadak or tersangat sayang dgn unit ko beli, ko terpaksa pilih2 customer.ada org nak muslim sahaja, ada org nak 2 org jer masuk unit die, takmau 30org masuk 1 studio unit. boleh PASTIKAN?
8. kalau harapkan org, kalau die masukkan org tanpa bgtau ko, ko nak buat apa?
9. kalau buat sendiri@harapkan org…bulan puasa mmg kurang org@kadang2 takde orang langsung…. tp bulan ko kene byr rm2000…hehehe…
10. bila batch2 ko yg beli awal2 (kononnya pantas mencari peluang) dah kuar dari management dan uruskan sendiri..pastu tak dapat uruskan sendiri..pastu kene lelong. sedey jerk bila tgk org beli rumah rm300k korang tuh cuma rm150k sahaja…kalau rm100k? lagi lahhh….hahaha….
11. bila ko jalankan sendiri booking n etc, ko dah kira2 berapa mau sewakan…datang mamat mana ntah..selamba die bg harga murah kaw kaw…terkedu ko…mungkin die bleh bg murah sebab die beli murah.mungkin die bg murah sebab melayu mmg suka lawan harga, sampai kadang2 makan modal(tak macam cina yg control harga).
12. last but not least, buat kira betul2, baca TnC betul2, baca review betul2, borak2 dgn mamat2 yg penah beli condo resort, amik tau pasal rumah.

My late father bought studio apt as joining both our names. All the while he was the 1 been paying to bank and now i have to pay for a lousy so called investment. Been auctioned 3 times til now. Is there anything we can do (tribunal or etc) since i noticed almost 80% esp block c and d are been auctioned! Doesnt make any sense that properties here depreciates value despite theme park as tourist attraction?
